Some people have a knack for buying, selling and building, and Hunter Dehn is one of those people.
Hunter brokered paint gun equipment to friends at age 14, bought his first rental property when he was 19 and built two successful businesses by the time he graduated from Baylor University’s Entrepreneurship program in 2001. Then he really got building as he went to work selling new homes for large production builders Goodman, K Hovnanian and Sotherby Homes in Dallas’ northern suburbs, and quickly rose to the top of their sales charts. Each year he learned more about new home construction and got to know more people in the industry. When the Great Recession hit in 2008 Hunter was ready to move beyond the limits of selling new homes in single communities, and he was ready for new opportunities as well. “I was lucky, I saw houses I tried to sell at $600K get liquidated at auction for $450K and instantly realized what I could do.”
Hunter teamed up with investor friend Jim Johnson and broker friend John Prassas to buy, improve and flip foreclosed homes profitably during the most depressed period of the real estate market. They also developed a research and marketing system that continues to serve clients today in their Lot Acquisition services in Park Cities and other desirable areas. In 2010 Hunter spotted another niche opportunity that suited his unique background well. He found that even the best custom home builders in Dallas struggled with sales, marketing and customer service, and knew he could help them. His first client was a luxury homebuilder which he helped grow from 8 homes a year to over 40.
Hunter has since expanded his Builder Services to work with other builders including Booth Brothers Custom Homes, a firm that has grown 300% in 18 months, with nearly 20 homes under development. In the process, more and more buyers and sellers have approached Hunter and his team for expert brokerage services, whether to build new custom homes or to buy new or pre-owned homes and maximize the sale of their existing homes. This demand has led to the expansion of Hunter Dehn Realty for luxury homes over $1million, an Investor Services division for clients interested in flipping homes or buying and holding income properties and HD Realty Partners, a new division geared to deliver high-end services to clients at every price point.
